Roof Cleaning
In Western Washington, moss is what ends most roofs — not age.
Moss is not a cosmetic problem here. It grows into the seam between shingles, holds water against the roof indefinitely, and lifts the shingle edge as it expands. On the shaded north side of a house in this region, moss will take years off a roof that was otherwise fine.
Cleaning it off is the highest-value maintenance you can do to a roof in this climate, and it is also the easiest thing to do badly. A pressure washer will strip the granules that protect the shingle from UV — it looks clean and it has just cost you a decade.
When your roof needs cleaning
- Visible green moss along the shingle seams, especially on the north-facing slope
- Dark streaking down the roof — usually algae rather than dirt
- Debris and needles accumulating in the valleys and behind the chimney
- Shingle edges that look lifted or uneven from the ground
- The roof has never been cleaned and is more than five years old
- You are under fir or cedar cover, which drops organic material year round

How we clean a roof
No pressure washing. Ever.
High pressure strips the mineral granules off asphalt shingles. The roof looks clean and its UV protection is gone. We remove moss manually and treat what is left.
We work down-slope
Moss comes off in the direction the shingles lay. Working against the lay is how a cleaning turns into a repair.
We tell you what was under it
Moss hides things. If there is damage underneath, you find out from us during the cleaning, not from a leak in January.
