Roof Inspection

Know what you have before you have to make a decision about it.

An inspection is the cheapest thing you can do for a roof. It tells you how many years you realistically have left, what needs attention now, and what can wait — which is the information you need before anyone quotes you anything.

We inspect roofs for four different reasons, and each one produces a different report: routine maintenance, a pending home sale, an insurance claim, and simple peace of mind after a bad storm.

Good reasons to have your roof looked at

  • You are buying or selling a home and need the roof's condition documented
  • A windstorm or hailstorm went through and you want to know if you have a claim
  • You just moved in and have no history on the roof at all
  • The roof is somewhere between 15 and 20 years old and you are planning ahead
  • An insurer or lender asked for a condition report
  • You want a straight answer before committing to a replacement quote from anyone

What the inspection covers

  • Condition of the roofing surface — granule loss, curling, cracking, and prior repairs
  • Flashing at every chimney, wall, valley, skylight, and penetration
  • Gutters, downspouts, and drainage away from the foundation
  • Attic ventilation and, where accessible, signs of moisture from underneath
  • Moss and organic growth, and what it has already done to the shingle
  • Photo documentation of anything we flag
  • A realistic estimate of remaining service life
