Roof Replacement

A new roof is a twenty-year decision. It deserves to be done right.

Replacing a roof is the largest single repair most homeowners will ever make to their house. It is also the one that protects everything else — the framing, the insulation, the drywall, and everything you own underneath it.

We replace roofs across Western Washington, on houses and on commercial buildings. That means a full tear-off down to the deck, an honest look at what is underneath, and an installation that follows the manufacturer's specification rather than shortcuts that show up in five years.

When a replacement is the right call

  • The roof is past 20–25 years old and shingles are curling, cupping, or losing granules
  • You are finding shingle granules in the gutters after every storm
  • There are multiple leaks in different parts of the house, not just one spot
  • The roof deck feels soft or sags visibly along a line
  • A previous roof was installed over an older one and the layers are failing together
  • You are selling and the inspection flagged the roof as at end of life

What a replacement includes

  • Full tear-off of the existing roofing down to the deck
  • Inspection of the decking, with rotted sheathing replaced before anything goes back on
  • Underlayment, ice and water shield at the vulnerable areas, and new drip edge
  • New flashing at chimneys, walls, valleys, and every penetration
  • Ridge and intake ventilation checked and corrected — a roof that cannot breathe fails early
  • Installation of your chosen shingle system to manufacturer specification
  • Full site cleanup, including a magnet sweep for nails

How the work goes

  1. We look before we quote

    No roof gets a number over the phone. We walk it, check the attic where we can, and tell you what we actually found — including the parts you would rather not hear.

  2. You get the scope in writing

    The proposal lists materials, what happens if we find rot under the old roof, and what the work does not cover. No line item appears halfway through the job.

  3. We protect the house before we start

    Landscaping, siding, and walkways get covered. A tear-off makes a mess; the mess is our job to contain.

  4. We finish and we clean

    The job is not done when the last shingle is on. It is done when the yard looks like we were never there.
